Elizabeth Fonda – Senior Closer


Elizabeth Fonda started out in the business working as a receptionist for her father in the mortgage company he worked for. She then became a mortgage processor and moved on to become the closing department supervisor for a bank in Connecticut. She started closing titles in 1985 for ABL Abstract in Fishkill and soon after started working as an independent closer. After the first couple of years on her own, her father, J. Dennis Coughlin, noticed that closing had a tendency to ‘bunch up’ during certain times of the day. He proposed forming an alliance of closers in order to guarantee coverage for title companies. Thus, Hudson Valley Closers was born. 

Elizabeth has been lead closer for HVC since 1990. In addition to title, she closes on behalf of lenders, attorneys and relocation companies. She capably closes on both the buyer and seller side.  She works hard to bring a professional atmosphere to closings while always maintaining a friendly attitude that puts all parties around the table at ease.

As electronic recording has become increasingly common, she has also become proficient in West PREP and e-filings.

Thomas Clark


Tom has been a member of Hudson Valley Closers since 1991. He has attended thousands of closings from New York City to Albany. His goal is, and always has been, to make sure a closing is as smooth and comfortable as possible. Integrity, attention to detail and responsiveness are hallmarks of his work.

He has an excellent rapport with hundreds of attorneys and paralegals as well as with other real estate professionals throughout the Hudson Valley Region. He loves his profession and it shows at every closing he attends.

Kathleen Regan
In Memoriam


Kathleen has been with HVC since 2006 as a closing agent for title, bank, buyer and seller. Her prior background as an owner of a small mortgage company afforded her great insight into all aspects of the mortgage process. She is a lover of people and genuine by nature. She has always been a natural leader, but has also been blessed to be a team player. She enjoys being part of the solution! She can celebrate her role in the solution whether it is large or small and looks forward to working with everyone.
